On September 16, the NAI UCR Properties team joined commercial real estate professionals from across the state at CCIM Deals and Drinks, hosted by the CCIM Mississippi Chapter at Southern Beverage Co., Inc. The event brings brokers, investors and industry partners together to hear about active deals. Two of our CCIM designees, Alex Wilson, CCIM, and Micah McCullough, CCIM, SIOR, each presented an investment property we’re currently marketing for sale, and Broker Associate Lily Kate joined them to connect with colleagues and investors throughout the evening.

Alex presented 220 Business Park at 100–106 Business Park Drive. It’s a multi-tenant flex-industrial complex of four tilt-up buildings totaling 56,076 SF on about 10 acres. The property sits just off Highland Colony Parkway with quick access to I-220 and I-55. Its tenants are a mix of regional and national companies, and most leases carry strong annual rent increases. The park has seen significant leasing activity over the past 12 months. More than 2 acres of undeveloped land could become a future truck court or outdoor storage. An AWS data center campus, a UPS Ground facility and an Anheuser-Busch distribution center are all within about a mile, which makes the location one of the most active industrial corridors in the metro. Asking price is $6,800,000.
Pemberton Plaza | Vicksburg, MS

Micah presented Pemberton Plaza at 3403–3405 Pemberton Square Boulevard. It’s a 79,250 SF neighborhood shopping center on 7.42 acres along Vicksburg’s primary retail corridor near I-20. National credit anchor TJ Maxx is secured through 2037, and its rent is below market, which leaves near-term mark-to-market upside. The rest of the roster is a mix of national, regional and local tenants, and suites range from 1,200 to 24,000 SF. Current ownership has invested about $970,000 in the property, including roof replacements in 2021 and 2023, new HVAC in 2021, and a parking lot mill and overlay in 2023. The center also has strong frontage on Pemberton Square Boulevard and 224 parking spaces. Asking price is $8,150,000.
